Real estate titled solely in the foreign buyer’s name and above the official threshold may support an M Investor visa. With pre-construction, title timing and investment registration are decisive.

For the real-property route, Cancillería requires sole ownership worth at least 350 SMLMV plus registration with Banco de la República; direct foreign investment has a separate 650-SMLMV threshold. Peso values change with the minimum wage. Only Cancillería approves visas.
