Pricing and market position
Cali's long urban footprint makes a broad north, west, or south label too crude for pricing. Compare homes that serve the same daily route and separate foothill addresses from the flatter grid, apartments from houses, established southern neighborhoods from newer edges, and Cali municipality from Jamundí, Yumbo, or Palmira. Within the group, western sun, shade, ventilation, parking, administration, exact street access, and condition can matter as much as floor area. Granada or El Peñón convenience is a different proposition from Ciudad Jardín or Pance-area space, and neither should be used mechanically to price a middle-income residential block elsewhere. Use asking medians to narrow the search, not to settle the value. The final position should identify a real advantage—route, usable space, airflow, or condition—while acknowledging any trade-off the buyer will discover on the first visit.
