Salt, humidity, and heritage rules turn condition into a pricing question rather than a cosmetic one. In the walled city, restoration constraints can decide what a buyer is legally allowed to change. Disclose what is regulated up front; a buyer who discovers it during due diligence usually reprices or leaves.

Cartagena needs separate comparison sets for historic houses, sea-facing towers, ordinary residential apartments, and newer northern projects. A Centro or Getsemaní property carries a different renovation and scarcity question from Bocagrande, while Manga and Crespo answer more everyday residential needs. For a tower, compare not just area and view but facade condition, windows, cooling systems, administration, water arrangements, and the building's actual rental rules. For a historic property, condition and the scope of permitted intervention belong in the price conversation from the start. Do not convert advertised nightly rates, holiday traffic, or an ocean photograph into a sale premium; those signals say nothing by themselves about annual demand or net operation. Position the property against alternatives with the same use case and disclose the operating burden that makes a seemingly similar unit cheaper or dearer.

Preparation and showing

Prepare a Cartagena property by making coastal condition visible rather than perfuming over it. Inspect and clean metalwork, window tracks, air-conditioning equipment, balconies, and areas where salt or moisture leaves evidence; organize maintenance records for systems a buyer cannot evaluate in one visit. In a tower, demonstrate water pressure, ventilation, lift access, parking, and the path from lobby to street, then provide the building rules and current administration information before rental questions begin. In the historic center, identify which features are original or constrained and keep available documentation together instead of suggesting that every wall can move. Schedule at least one showing outside the polished holiday moment so access, heat, noise, and ordinary building operation can be judged. Let the buyer experience the real view from habitable rooms, but avoid staging that blocks inspection of windows, exterior walls, cooling equipment, or signs of damp.
