Pricing and market position
Build the asking position from the exact Medellín product, not from the valley's reputation. An apartment aimed at furnished or visitor demand in El Poblado is not a clean comparable for a family home in Laureles, a river-corridor unit, or an address high on the eastern slopes. Keep Envigado and Sabaneta outside the municipal comparison even when buyers browse them in the same session. Within the shortlist, adjust your judgment for usable access, administration, condition, parking, noise, furnishing, and a view that can actually be seen from the living spaces. Do not price in a short-stay premium until the building rules support that use. The goal is an asking price that survives a buyer opening the next five genuinely similar listings, not one justified by the most ambitious advertisement nearby.
