Pereira's comparison set should first separate central apartments, Pinares or Circunvalar urban convenience, larger suburban products around Cerritos, and homes approaching a rural operating model. Keep Dosquebradas outside the municipal sample even though the viaduct makes it part of many buyer searches. Compare the same access pattern, condition, administration, utility arrangement, maintenance responsibility, and likely need for a car. Regional access or Coffee Region imagery can explain interest, but it cannot price a steep feeder road, drainage, internet service, or the work required by a larger edge property. Smaller absolute asking differences can change which alternative looks attainable, so an unsupported aspirational premium is visible quickly. Position the home around a concrete use—walkable city routine, airport and highway access, or space with intentional car dependence—and choose comparables that serve that same use.
