Separate Santa Marta's center, El Rodadero, Pozos Colorados, Bello Horizonte, and the airport-side corridor before choosing comparables. These areas sell different combinations of urban routine, beach access, visitor use, and dependence on building infrastructure. A smaller market also means that one unusual advertisement can distort the seller's sense of the range, so use several close alternatives and keep unsupported outliers out. Compare water storage and delivery arrangements, administration, cooling, salt exposure, access, maintenance backlog, and verified rental permission alongside area and bedrooms. Peak-season attention is not an annual income case, and a beach label does not prove equivalent infrastructure from one project to the next. Position the home for its likely ordinary use—local residence, second home, or managed visitor property—and make the limitations of that use as explicit as its advantages.
