What these numbers do—and do not—say.

We analyze a sample of publicly advertised residential asking prices, supplemented by Colombia Bound field research. We retain the observation date and DIVIPOLA municipality, reject implausible prices or areas, and remove likely duplicates by neighborhood, operation, price, and area. We publish anonymous aggregates, never individual third-party listings. Medians describe asking prices—not appraisals, registered deeds, or completed transactions.
