Who buys

The real buyer pool in Medellín.

Three pools overlap here: Colombian households moving within the metro, Medellín-based investors buying for rental income, and foreigners buying a second home or a rental. The third pool is the smallest and the loudest, and it behaves differently — it pays in dollars converted at whatever the TRM does that week, it asks for documents earlier, and it walks away faster when answers are slow.

Administración fees and building rules decide more Medellín sales than sellers expect. A foreign buyer planning short-term rental income will ask what the propiedad horizontal reglamento says about it, and 'I think it's fine' ends the conversation. Have the reglamento, the paz y salvo, and the last administración statement in hand before you list.

How to position and prepare a Medellín property.

The asking position and showing should answer the product, address, and conditions a real buyer will compare.

Pricing and market position

Build the asking position from the exact Medellín product, not from the valley's reputation. An apartment aimed at furnished or visitor demand in El Poblado is not a clean comparable for a family home in Laureles, a river-corridor unit, or an address high on the eastern slopes. Keep Envigado and Sabaneta outside the municipal comparison even when buyers browse them in the same session. Within the shortlist, adjust your judgment for usable access, administration, condition, parking, noise, furnishing, and a view that can actually be seen from the living spaces. Do not price in a short-stay premium until the building rules support that use. The goal is an asking price that survives a buyer opening the next five genuinely similar listings, not one justified by the most ambitious advertisement nearby.

Preparation and showing

Prepare the Medellín showing around the questions the photographs cannot settle. Give the visitor a workable route to the entrance and, on a hillside, show the final climb, pedestrian access, parking maneuver, and connection back to the valley floor. Open the unit at the time when traffic or nearby nightlife is normally audible rather than promising quiet from a midday visit. Have building rules, recent administration information, maintenance history, and any record supporting the advertised rental use organized before the appointment. Inside, remove excess furniture so room dimensions read honestly, test hot water and ventilation, and make the balcony or view accessible instead of using it as a photo-only feature. For a remote buyer, a continuous video from street to unit is more useful than another edited reel because it reveals slope, lifts, common areas, and the actual arrival.

The median number of days that homes still for sale have been advertised. It is not how long a sale takes, and it does not prove those neighborhoods sell faster — it is how much standing inventory each one is carrying today.
