A stay of one to three months sits between a hotel booking and a conventional year-long lease. That middle ground changes the search. You need a home for exact dates, usually with furniture and working utilities, but many public rent listings describe longer residential arrangements. A monthly number from one market cannot be treated as the price of the other.
This guide uses Colombia Bound’s current long-term asking-rent aggregates as a benchmark, then shows how to evaluate the furnished quote you actually receive. It does not estimate a universal furnished premium. Dates, furniture, utilities, cancellation terms, payment method, building rules, and the legal form of the agreement can all change the total.

Why a 1–3 month search needs exact dates
A long-term listing generally describes a monthly asking rent for a home available under the owner’s preferred lease conditions. A medium-stay quote prices a specific arrival, departure, household, and set of inclusions. Availability for those dates is part of the product. So are furniture, cookware, linens, internet, utilities, check-in, cleaning, and the ability to leave after one, two, or three months.
Ask for one written quote that covers the whole stay. It should name the property, dates, number of occupants, currency, payment schedule, included services, usage caps, administration charge, cleaning fees, taxes or platform fees, and every refundable amount. If the owner quotes only a monthly rate, ask what changes when the stay is not an exact number of calendar months.

They are not signed rents, furnished-only observations, or proof that a comparable home is available for your dates. Identify the agreement before paying
The length of a stay does not, by itself, tell you which legal regime governs the arrangement. Colombia’s Law 820 of 2003 defines and regulates urban housing leases. Tourism accommodation has separate registration and operating duties. A furnished unit offered with hospitality services may raise different questions from a home leased for residential use.
Ask the provider to identify the agreement in writing and explain who the contracting party is. Confirm whether the property is being offered as urban housing, tourism accommodation, or under another documented arrangement. If the answer is unclear, have a Colombian lawyer review the contract and the actual use before you pay. A marketing label such as “monthly rental” does not settle the legal classification.
For an urban housing lease, Law 820 lists terms the parties need to agree on, including the property, price, payment, duration, and responsibility for services. Article 16 restricts cash deposits and real guarantees used to secure tenant obligations. Do not assume that rule automatically governs every furnished or hospitality agreement; first establish the contract type. If a provider describes an amount as refundable, require the amount, purpose, permitted deductions, evidence standard, return deadline, and recipient account in the same written agreement.

A registry number is one check, not proof that every building and address requirement has been satisfied.
Build the quote from every charge
The cost worksheet above starts with the provider’s housing quote and adds recurring and one-time amounts. Enter utilities only when they are excluded. Enter administration only when the written offer places it on you. Keep a refundable hold outside the non-refundable stay cost, while still counting it in the cash you need before arrival.
Compare like periods. A one-month stay can carry the same booking or exit-cleaning charge as a three-month stay, making its effective monthly cost higher. A utility allowance may be enough for one household and inadequate for another. Air conditioning, hot-water equipment, laundry frequency, and working from home can change consumption, but no generic estimate can replace the written cap and meter treatment for the unit.
Ask how foreign-currency payments are converted. The contract should state the payment currency and amount rather than leaving the exchange rate to an informal message. If a card, platform, or bank converts the payment, check its rate and fees separately. Keep your comparison in Colombian pesos so a currency move does not look like a change in the local housing market. Practical example
Compare two offers on the same basis
Normalize the dates, inclusions, and cash timing before deciding that one apartment is cheaper.

- Separate refundable cash from the cost of the stay.
- Record cancellation and early-departure consequences beside the total.

Choose a neighborhood from your weekly routine
Neighborhood selection for a medium stay should begin with repeat trips, not a citywide ranking. Mark the workplace or coworking space, medical appointments, classes, grocery store, gym, and people you expect to visit. Test the complete outward and return route from a candidate building, including walking, slope, wait time, transfers, and the pickup point for a taxi or app-based car.
El Poblado can contain steep routes and concentrated nighttime activity, but those conditions vary by sector, street, building, and unit. Laureles covers routes with different traffic and commercial exposure; its broad label does not guarantee a flat, quiet walk. Current Metro de Medellín passenger information can confirm the system and operating notices. It cannot establish a door-to-door travel time from a neighborhood name. Test at the hours you will travel, and identify a backup route and its cost.
Inspect the home as a workplace and living space
Listing photos do not verify internet service, indoor noise, water pressure, furniture condition, natural light, ventilation, or the equipment needed for a month. Ask the person showing it to open cabinets, test appliances, show window views, run taps and showers, and display the router and any speed test from the room where you will work.
Get an inventory before payment. It should cover furniture, linens, kitchen equipment, appliances, keys, access devices, and existing damage. Confirm who handles repairs, how quickly urgent issues are reported, whether anyone may enter during the stay, and what happens if internet or another promised service is unavailable.
Noise needs a time-specific check. Ask about nearby construction, bars, roads, schools, sports facilities, building equipment, and renovation inside the property. A daytime video cannot describe a Friday night or an early construction start. When sleep or calls matter, request a second live check at a relevant hour and read recent reviews for the exact unit rather than the general area.
Verify the provider, property, and payment path
Confirm the legal name and identification of the person or company receiving the money. Ask for evidence that the provider owns the home or is authorized to contract for it. Match the address, unit number, photos, and payment recipient across the listing and agreement. If a platform is involved, keep communication and payment inside its documented process unless the platform itself instructs otherwise.
Do not let urgency replace verification. A lower price, request for an immediate transfer, or claim that another renter is waiting does not prove fraud, but it should not change the checks. Avoid cash or transfers to an unrelated third party. Keep the written offer, agreement, payment receipt, inventory, and messages in one folder.
For tourism or lodging arrangements involving foreign guests, ask the provider how it handles the applicable reporting duties. Migración Colombia’s SIRE guidance explains the official reporting system for organizations and people that house or provide lodging to foreign nationals. The duty belongs to the responsible provider; the renter should still understand what information will be requested and how it will be handled.
Record the condition at check-in and checkout
At check-in, photograph or video each room, appliance, meter where accessible, key, access card, and existing mark. Send the dated record through the communication channel named in the agreement. Test internet, hot water, locks, smoke alarms where provided, and essential appliances promptly enough to report a problem within the stated window.
Before checkout, ask for the inspection process and the evidence required for any deduction from a refundable hold. Record the returned keys and the unit’s condition. Obtain written confirmation of checkout and the amount and date expected back. If the agreement allows utility reconciliation after departure, request the bill or meter evidence used for the calculation.
Keep immigration status separate from housing
Paying for one, two, or three months of housing does not grant permission to enter, remain, or work in Colombia. Immigration status depends on the traveler’s nationality, admission, visa, and current rules. Check the Colombian Foreign Ministry’s visa information and Migración Colombia for the facts that apply to you.
Likewise, a provider’s willingness to sign a housing agreement does not confirm that the stay fits your immigration status. Resolve immigration and work authorization separately, using official sources and qualified advice when needed.

- Put the exact property, dates, occupants, currency, total, payment schedule, and contracting party in writing.
- Identify the legal form of the agreement and obtain review when its classification or terms are unclear.
- Separate the long-term asking benchmark from the furnished quote and effective monthly cost.
- List every included service, usage cap, fee, tax, refundable amount, and deduction rule.
- Verify ownership or contracting authority and match the payment recipient.
- Review building access, visitor, pet, work, noise, and common-area rules.
- Test the actual routes, internet, indoor conditions, and essential equipment.
- Complete a dated inventory and condition record at both ends of the stay.
- Keep housing, immigration, work permission, and tax questions as separate checks.
The result should be a documented stay you can explain line by line: what the home costs, what is included, which rules apply, who is responsible, and what happens when plans or conditions change.
